Renovate existing house totally and extend kitchen to provide dining area. Exempted development(did not require planning permission) and because of the complexity the clients opted for Design Pack C.

The Existing House

Our clients purchased this mid-terrace period house located in Terenure in mid 2003. The house had been unoccupied for a period before the sale and was in a serious state of disrepair. There was no plumbing or electrical fitout worth salvaging, there was damp at the ground floor and the roof leaked.

The Brief

To fully renovate the house and bring it in line with modern regulations. The client wanted a modern and open house but with a warm homely feel.

The Works

From the outset we worked towards a bright kitchen space that would open up to the garden and bring a little of the garden into the house. Despite its poor condition we kept the return to the rear and inserted a steel beam which allowed us to run a series of rooflights above the kitchen which helped flood natural light deep into the house.

We decided that using treated iroko would give a warm feeling and also allow us the flexibility we needed for the spans in the ‘pivot door’ which would create a large square opening into the garden. Technically the design included for a full electrical and plumbing refit and some internal remodelling and renovation.

The building took just under four months to complete and finished within budget.The client has now been in the house for over two years and is absolutely delighted with the extension.
