What we do

Design pack C   

Our third package provides all of the services from inception to completion that we feel are required to carry out the work to a high standard. It includes all the services as outlined in pack A & B, but with site visits, site meetings , cost reporting, cost estimating, snagging and full certification.

During the design stage, computer models and animations of the proposed design, allow us to walk through the proposed extension and see everything in 3-dimensions. We can study how light and shadows penetrate the spaces.

An elemental cost breakdown is also provided prior to the lodgement of the planning application, illustrating how much the proposed extension should cost based on current market rates. This ensures that a client does not get planning permission for something that they can’t afford.

After the planning permission process the drawings are brought to ‘tender stage’ in the same way as in our other packs with the full input of the structural engineer during the detail design of the project. Our Engineers will detail the foundations and the structure of the proposed extension, supplying all structural sizes required for the openings and alterations to the existing house.

A panel of appropriate contractors is compiled and the tender documents are issued along with the terms of the RIAI contract which it is proposed to use. Contract negotiations and appointment of the contractor is carried out under the guidance of extend.

During construction our engineers will visit site to check the structure at key points of construction and site reports are issued after every visit. Our architects will visit the site every two weeks to check that the works are being carried out in accordance with the contract drawings and take on board any design modifications or alterations that may be required and progress is recorded and the site photographed.

The client will be issued with monthly payment certificates, for the release of monies from financial institutions. The certificate will also outline the variations and credits that have occurred during the period, keeping you up-to- date on the construction cost.

On completion the extension will be certified for compliance with building regulations and planning permission. There is also the security of the RIAI Building contract should any issues occur during construction and a defect liability period where a percentage of the cost of the building works is held for 6 months to allow for any faults to be exposed.

  • If your busy lifestyle means that you will not have time to look after the project yourself
  • If the project is difficult / complex, you have the full backup of a full design team to solve the problems, which may arise.
  • If the extension or renovation involves a lot of work to an old structure, and you anticipate a lot of changes on site, again you have the back up and experience of a full design team.
